The 1st Step: Photography and Virtual Tours
One of the keys to selling your home is getting prospective buyers in the door. Great photography that highlights your home is instrumental in making that happen. It’s how we market your home on every single platform so it needs to be the absolute best.
We use a photography company that specializes in real estate photography, getting us quality images of your home with quick turnaround. Not only that, every Vibe Realty listing also includes its own virtual tour with a designated link that can be shared on the MLS, with other agents and on social media. These photos, combined with the expertise of your agent, are going to play a pivotal role in selling your home. It’s critical that your listing stands out from the competition and bad photos are the quickest way for a potential buyer to dismiss your home regardless of what it actually offers.
The MLS
The Multiple Listing Service -- more often referred to as the MLS -- is the database that allows real estate brokerages to share information on properties up for sale. This is the standard for Realtors across the country. The MLS pushes listings out to thousands of websites and while it is critical to any listing strategy, many agents rely on the MLS to do all the work.
Not at Vibe. The MLS, and other real estate websites like Zillow, is simply where we start. It is where we share both the photographs and virtual tour of your home and provide specific details on the features of your property.
Social Media
We want to advertise your home where the buyers are and right now, the buyers are on social media. We follow an aggressive, well-thought out social media plan that gets your home in front of not only our entire network but the networks of other agents across the Twin Cities.
In 2018, 50 percent of home buyers found their house by looking on the Internet. That’s according to the National Association of Realtors which also found that 44 percent of prospective buyers started their search online before even contacting a real estate agent.
Pre-MLS Marketing
Sometimes homes sell before they even make it onto the MLS. A competitive housing market can play a role in that and so can your home -- what it offers, the neighborhood, the price.
