Start Planning Now To List Your Home This Spring!

Welcome to 2022! We don’t know about you but we are staying cautiously optimistic that this year will be better than the last few. With the start of the New Year under our belt, it’s time to start thinking about any home projects you may want to tackle in the coming months - especially if you are thinking of listing your home this Spring.

So when is the right time to bring in your Realtor?

We actually find that most people bring us in their Realtors too late. Getting a hold of your Realtor prior to tackling an entire list of pre-list projects can save you a lot of second guessing and potential pitfalls. Your Realtor will be able to suggest what projects will get you the most bang-for-your-buck when it comes to resale, and can also connect you with trusted, local contractors if the job requires professionals. On the flip side, if you feel comfortable DIYing some home improvement projects now is the time to start planning them out and getting to work, to be list-ready when Spring rolls around. 

Your Realtor will be able to provide much more specific information about what aspects of your home would be worth updating/renovating, but we can tell you off-the-cuff there are some projects that are typically worth considering.

Kitchen refresh. This can be as complex or as simple as you want it to be. A fresh coat of paint on the cabinets and new hardware can go a long way to spruce up your space. Otherwise, if you think your kitchen might need a little more TLC, get a hold of your Realtor to see if a larger project would be worth it.

Update your bathroom(s). Renovating a bathroom is just like a kitchen in the sense that it really can be whatever you want it to be! Changing the paint, updating the fixtures and lighting, and maybe a new vanity will go a long way. Hint: you can check your local Habitat for Humanity ReStore for great prices on vanities! Otherwise, if you think you might need a full renovation, give your Realtor a call. It’s best to consult a professional prior to starting a big project to make sure the numbers line up.

A fresh coat of paint. Painting a room, or several, will give your home a new, fresh look. It’s a cost efficient way to add value to your home. So, if you have been putting off painting that not-quite-right room in your house, this is your sign!

Consider flooring options. While updating flooring throughout your entire home isn’t always necessary, we recommend trying to keep your flooring consistent to have a more uniform look and flow throughout the home. So, if you have a random carpet patch in your living room, but hardwood floors everywhere else on the main level, it might be time to get rid of that carpet. Same goes for old, worn out carpet or laminate flooring, if you have the capacity and budget to replace it, it will make an impression on potential buyers. If you have hardwood floors but they are starting to look rough, refinishing them will make a drastic difference in the home’s appearance.

Deep clean your home. This one sounds obvious, but a true deep clean can do wonders, whether you want to list your home this Spring or not. You can tackle this job yourself or hire it out to the professionals. You’d be surprised how much of an impact a really deep clean makes - especially in kitchens and bathrooms!
