Some of the most impactful decisions to make when preparing to sell your home are deciding what improvements to take on to get the most out of your home sale. Some projects add value well over the amount they cost - some, not so much. So which ones should YOU take on before putting that lovely sign in the yard? Well, now may be the time to start considering what to tackle, as some projects may take longer than they have in the past.

If your home just needs some sprucing up with some paint and light landscaping, then sure, that may only take a few weeks. But what if adding a deck would transform that standard backyard into a stunning entertaining space? Maybe bringing the laundry room from that old basement up to the 2nd floor would make a big splash in today's buyer's eyes? And what about that fence that desperately needs to be replaced? In the past, you may have planned to wait until the last month or so to get these projects completed, but times have changed, and the lumber shortages of the past year have caught up with us more than you may know.

You may have heard stories that lumber costs have increased, order times are longer, and it's hard to find a good contractor right now. Well, so have I...a lot. And it seems to be the truth. Lumber shortages trickle all the way down to pallet shortages, which has effected shipping times on almost anything you can think of. A recent Star Tribune article has this quoted as "the perfect storm" of shortages, and doesn't see it coming to an end anytime soon. So how does this affect you? Well, even if you are able to find that contractor to take on your project(s), they may run into material delays right out of the gate. Many lumber yards don't even have basic 4x4 posts in stock, let alone many other highly used materials.
