We know the real estate pattern well, home sales heat up every spring and summer, and then, as the leaves begin to change, the market begins to cool. Conventional wisdom says that the best time to buy and sell a home is in the spring. However, it's worth considering your options of buying or selling in the Fall. Here's 5 reasons why...

Avoid peak real estate season
With fall usually comes the start of real estate’s slower season. Typically, there are less people looking to buy a home in fall, and less people putting their homes on the market. This gives you a leg up in either scenario. If you’re a Seller, your home has fewer homes competing against it. As a Buyer you’ll have fewer people competing against you! As a side note: we have seen an extremely aggressive market over the past 6+ months, so we also wouldn’t be surprised if this fall is more competitive than years past!

See a home’s full potential
Fall also may be one of the best seasons to see a home’s full potential. For Buyers, your home inspector will still get to test the A/C and heat, view the roof, and other aspects of the home that aren’t accessible all year round. For Sellers, your home’s landscaping will still look beautiful and it will be enhanced by all the fall colors.
Moving-friendly weather
By weather standards alone, fall might be the absolute best time of the year to buy or sell! You won’t have to move in extremely hot and humid temps, and there won’t be ice or snow all over the road either.
More resources available
Typically contractors, handy people, and movers are booked pretty far out in the Spring and summer months when everyone is trying to tackle their home projects. Buying or selling a home in the fall might give you a little less stress when it comes to booking services since it’s not as busy as the spring and summer seasons.
End-of-year sales
While this is not a main factor in deciding if you should buy or sell a home in the fall, it’s an awesome added bonus! Being settled into a new place in the fall is the perfect time to take advantage of some serious sales. With the entire Holiday season and end-of-year just around the corner, you’ll be able to save big on some larger ticket items for your home.
